I'm really glad they offer lactose-free options! They also frequently have great deals for online deliveries, making it very affordable. Coco is always prompt and efficient with deliveries, and my orders arrive fresh and nicely packed. It makes ordering so convenient and enjoyable!

Got the Brown Sugar Milk Slushy at Volcano Tea House π§π₯ Rich flavor, creamy texture, and the pearls with egg pudding sealed it. Solid drink. Would get it again. Brown Sugar Milk Slushy was a win π§π Creamy, smooth, and packed with brown sugar flavor. Pearls and egg pudding took it up another level. Went with the Brown Sugar Milk Slushy π§ Clean choice. Creamy, sweet, and satisfying with a good texture from the pearls and egg pudding. Definitely worth it.

Located in a strip mall. The staff is attentive and welcoming. The menu has lots of options including hot and cold drinks. There's really no seating. It's mainly for to go orders. I got the peach oolong hot tea. It was good. Prices are a bit high but that's the going rate in that area. Neighborhood Street parking is practically impossible. Luckily, they do have a private parking lot. However, there's a parking guard checking to make sure you're visiting one of the restaurants in that plaza. You're allowed 2 hours. If you park and go to a different plaza they'll charge you $20. You'll need a receipt from one of the restaurants as proof before leaving.

The hot grass jelly is so watery. And the popping boba in the hot soup is so yucky! It melted in mouth. Never put popping boba in hot stuff. The AGV grass jelly dessert less than $3 from Ranch 99 market is much better. The boba milk tea is good though.

The best part about this place is that itβs open until midnight, even on weekdays. The boba pearls were incredibly delicious and fresh. It stayed soft for hours, which is a testament to the freshness of its preparation. Despite being crowded at 11 PM, the service was incredibly fast. The staff were friendly and explained the menu without rushing me, even though there was a line. The tea was like a regular boba tea, but whole experience was interesting. Parking was a hassle. With crowd comes difficulties to find parking.
