Just wanted to warn others about the rent increases here. The renewal offer they gave me is more than the market rate for my 1 bedroom apartment despite having been here for a year. This renewal offer is for $2600 when it should reflect the current rate of around $2400 (current listings). If the renewal offer was reasonable, and around $2400, my month to month price would be the same. But now they're locking me into a $2600 month to month. I could literally just rent a different apartment and pay less. How insulting to treat your current tenants like this! Needless to say, I'll be looking to move out. Maintenance is good, but for how old these apartments are, the management acts like they're luxury remodeled units. Remodeled from the 50s era, sure. Ok. The remodel is not actually that new and the jacuzzi closes at 9pm, meaning you can barely use it by the time you're done with dinner. I feel like this place is overrated. I'm over it.

cockroach infestation in our apartment made one of our bathrooms unusable so paying for a 2b2ba only using 1 ba in socal was unfortunate. the office set up very cursory pest control albeit quick, so we had to come up with our own solutions to find how and why they were entering, and even when roaches continued entering post treatment they wouldn’t let us break lease or even a discount on breaking lease. we are super clean, never wear shoes in the house, never leave food out, clean weekly, closed all of our drains at night. I don’t like posting reviews but wouldn’t want others to have the same experience where their entire camera roll becomes photos of cockroaches to document and research. If you really want to rent here and also have a fear of roaches maybe don’t get the ground floor apartment. there are other issues but none we couldn’t deal with and not nearly as pressing as this which ultimately forced us to move out.

I love canyon ridge. It has been one of the best complexes I have ever lived in. Really have no notes. Equity residential in general is super great. We had to terminate our lease early and we were able to move to another equity residential property and our settlement fee was much cheaper. I literally call the office almost weekly with questions and they are always so polite and try to answer all my questions.

The management and maintenance team really make this property a great place to live. The location is great, the apartments have everything you need and if you have any issues or concern the team is always there to help in a kind and prompt manner. When I was looking for a place to live I took into account the reviews about management and maintenance because they can either make a property better or bring down a property that could have been great. I definitely recommend checking this place out!

***Jan 2026: Added notes after deposit received*** During my time at Canyon Ridge, the team was responsive and helpful. Special shout out to the maintenance team. Christian and Charles, have always been friendly and in good spirits. They took care of any issues I had relatively quickly, and made sure any concerns were addressed. Michelle M. was also so patient when I was trying to figure out the right lease and details for what I was looking for - like, seriously, patient (as I went back and forth on my move-in date). The parking spots are a little tight, but you just have to be careful. Super cool to share the (HUGE) pool and hot tub with Coral Bay, without having to live in that community. ***As far as the move-out process, REALLY don't expect to receive your full security deposit back. Even though I was warned, I was really surprised about how nitpicky it was (And I moved out of TWO apartments in San Diego, which I hand-cleaned MYSELF, and got the FULL deposits back on both).
