Zero stars on Yelp, would not recommend. Between the noise both in and outside the property, the broken garage door, the unhoused community, and the amenities that are often not working, I would not recommend this property. When I first moved in two years ago, there were no issues. I LOVED it. Great distance from work, nice employees, great building, then boom, something changed. The carpet was removed on the first floor but that second floor? Animal urine in the carpet, permeates the hallway. There used to be signs warning other residents to stop letting their dogs pee in the stairwells. Fair enough, that’s other residents but there was no standard being upheld. Service requests were hit or miss. I remember the FIRST time I had an issue with my door. The panel wasn’t reading my fob at all. I couldn’t leave my apartment open so I had to wait. I put a trouble ticket in before 7am. I went down to the front desk at 10 when they opened and another time. Maintenance didn’t show up until after 12 noon. Never mind door issues are considered “Emergencies “. Then I continued to have low battery issues with my entry panel constantly. I’d say, over the span of 2 years, I put in at least

⸻ Don’t ever stay here. I see exactly why everybody is moving out of Modera San Diego. Homeless people are literally camping on the front steps like it’s normal. One tenant got followed into the building, and a homeless person started masturbating right next to them. That alone should tell you everything about the level of “security” here. And let’s talk about what you’re actually paying for… • Multiple car thefts in a “secured” parking garage • You’re paying extra for security and parking… for what? • 10+ police officers showed up the other day and residents got zero communication or updates No transparency. No accountability. Just silence. Meanwhile, rent is $3K+ like this is luxury living. It’s not. It’s overpriced, unsafe, and completely mismanaged. People aren’t moving out for no reason. $3K to feel uncomfortable in your own building? Nah…

⭐☆☆☆☆ One Star I’ve lived in this so-called “luxury” apartment complex in downtown San Diego for almost three years, and the decline has been dramatic and deeply concerning. When I first moved in, the community felt safe, clean, and professional, with many military and law enforcement families. That atmosphere is completely gone. This place originally got my attention because of the long list of amenities and the close proximity to the stadium, but none of that is worth it anymore. The amenities are constantly broken—especially the gym equipment—and it takes forever for anything to get fixed, if it gets fixed at all. For a property that markets itself as “luxury,” the level of neglect is unacceptable. Cleanliness has seriously deteriorated. The first-floor carpet was visibly dirty and stained with urine for an extended period before it was finally replaced, and even now there is consistent dog urine in the elevators and stairwells. Common areas often smell and are clearly not being maintained to any acceptable standard. Security has been significantly cut back, and it shows in every way. I stopped by to tour Modera today and was blown away.. I was greeted by Lauren who was very welcoming, but unable to show me the property at that time- so the Assistant Manager, Rodrigo, took the time to do the tour. He was easy to talk to and very knowledgeable. The floor plans are accommodating and modern, but the amenities are probably the best I’ve seen in this area. Rooftop pool, two courtyards with stone pizza ovens, very large gym with the latest equipment, a lounge that looks like a 5 star restaurant, business area with multiple conference rooms, and a two laned bowling alley. The building is still finishing contruction on portions of their property, but even those future homes are filling up. 10/10 would recommend!

The stuff in leasing office is so friendly and helpful, they gonna answer all your questions. Especially thanks to Callan, I’ve had great experience signing a lease with her. The apartments itself are clean, parking is huge, they also offer a free Alexa to set up your smart home, which is very cool. By far the best apartments for all your needs.
